By accessing or using the Fresh Properties Costa Tropical website and services, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you may not access our website or use our services.

Fresh Properties Costa Tropical provides property management services for vacation rental properties in the Costa Tropical region of Spain. Our services include, but are not limited to: • Guest communication and booking management • Check-in/check-out coordination • Cleaning and maintenance coordination • Property inspections • Marketing and listing optimization • Revenue management

Property owners who wish to use our management services must enter into a separate Property Management Agreement. This agreement will detail: • Service fees and commission structure • Responsibilities of both parties • Cancellation and termination terms • Liability provisions The specific terms of the Property Management Agreement will supersede these general Terms and Conditions where applicable.

Our standard service fee is 20% + IVA (VAT) of net rental income. This includes: • All standard property management services • 24/7 guest support • Marketing and listing management • Regular property inspections Additional services may incur separate charges, which will be communicated in advance.

Property owners are responsible for: • Maintaining valid tourist license registration • Ensuring the property meets all legal requirements • Maintaining adequate insurance coverage • Providing accurate property information • Keeping the property in good condition • Paying applicable taxes and fees

Fresh Properties Costa Tropical shall not be liable for: • Guest damages beyond security deposit coverage • Natural disasters or force majeure events • Third-party service failures • Loss of bookings due to factors outside our control • Consequential or indirect damages Our liability is limited to the fees paid for our services.

All content on this website, including text, graphics, logos, images, and software, is the property of Fresh Properties Costa Tropical and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works without our written permission.

Either party may terminate the property management relationship with one month's written notice. Upon termination: • All pending bookings will be honored or transferred • Final account reconciliation will be completed • Keys and access codes will be returned • All property materials will be transferred back to the owner

These Terms and Conditions are governed by Spanish law. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts of Granada, Spain.

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting on our website. Continued use of our services constitutes acceptance of the modified terms.
